Architectural Services Offered

Project Management:

• Guide and assist the Client in generating and maintaining their project budgets, building programs and project schedules
• Identify and coordinate Client provided project responsibilities
• Coordinate Client contracted consultants
• Coordinate all governmental agency and review committee project involvement and requirements
• Document and distribute all project related correspondence and meeting information
• Manage the scope of work, services, deliverables, schedules and fees of the architects and engineers design team
• Act on behalf of the Client’s interest from the beginning of the design process through the completion of construction

Design:

•Architectural, Landscape and Interior Design
• From early conceptual studies to fully detailed construction document drawings and specifications ready for permitting, bidding and construction
• Schematic Design (conceptual design) drawings to obtain preliminary construction pricing and client’s use for funding (bank loans) potential
• Schematic Design drawings to be used by Client for marketing purposes
• Schematic Design drawings to test the constructability of the Client’s project site
• Sustainable and energy efficient design practices employed on all projects

Construction Administration:

• Coordinate the project construction bidding process
• Assist the Client with the negotiation and award of the construction contract between the Owner and Contractor
• Conduct scheduled site visits during construction to observe that the project is being constructed as per the drawings and specifications and that all workmanship is of the highest quality standards
• Review and respond to all General Contractor submittals, request for clarifications, change order requests and submit recommendations to the Client and General Contractor
• Review contractor’s monthly application for payments to confirm that the amount being requested is aligned with the work performed and accepted
• Review and respond to contractor’s project material submittals and request for product substitutions
• Make Final Inspection visit to insure that all work is complete according to the drawings and specifications and to the satisfaction of the Client
•Provide Certificate of Substantial Completion to General Contractor and Client, which initiates the construction warranty period
•Provide final completion documentation information that may be required to funding and/or governing agencies
